RFP for Entry Doors at Vassalboro Town Office
The Town of Vassalboro is seeking sealed proposals from qualified contractors to remove and replace two (2) entry doors at the Vassalboro Town Office located at 682 Main St, Vassalboro, ME 04989.
The primary objective is to upgrade the building’s security, energy efficiency, and accessibility by installing commercial-grade, insulated door systems that integrate seamlessly with existing hardware and automated systems.
The selected contractor will provide all labor, tools, materials, and equipment required to complete the following:
Door Removal: Safely remove and legally dispose of two existing exterior doors and frames.
Door 1 (Main/Front Entrance):
Supply and install one (1) heavy-duty, commercial-grade exterior door and matching frame.
Must be high-efficiency insulated construction to minimize heat loss.
Hardware: Equip with an interior lockable push bar (panic hardware/rim exit device) allowing free egress while remaining lockable from the outside.
Automation Integration: The new front door assembly must integrate fully with the Town Office’s existing handicapped automated door opening system to ensure compliance with ADA accessibility requirements.
Door 2 (Secondary/Side Entrance):
Supply and install one (1) heavy-duty, commercial-grade exterior door and matching frame.
Must be high-efficiency insulated construction.
Hardware: Equip with an interior lockable push bar (panic hardware/rim exit device).
Weatherproofing & Trim: Install comprehensive weather-stripping, heavy-duty commercial thresholds, and all necessary exterior/interior caulking and trim to ensure a draft-free, clean finish.
Site Cleanup: Leave the work areas clean and free of construction debris daily.
Interested contractors must submit their proposal package in a sealed envelope clearly marked “Town Office Door Replacement Project”.

Your proposal must include:
Company Profile: Name, address, phone, email, and point of contact.
Project Cost: Total lump-sum fixed price for all parts, labor, integration, and disposal.
Materials Specifications: Detailed manufacturer datasheets or descriptions of the doors, insulation values, and push-bar hardware intended for installation.
Timeline: Estimated lead time for materials and estimated project duration upon start.
References: A list of at least three (3) commercial or municipal client references for similar work performed within the past 5 years.
Insurance Requirements: The successful contractor must provide proof of General Liability Insurance of at least $1,000,000 naming the Town of Vassalboro as an additional insured, alongside Maine statutory Workers’ Compensation Insurance prior to starting work.
Site Visit: Bidders are highly encouraged to visit the Vassalboro Town Office during standard business hours to take exact field measurements and inspect the automated handicapped system connection prior to submitting a proposal.
Reservation of Rights: The Town of Vassalboro reserves the right to accept or reject any or all proposals, to waive any informalities in the bidding process, and to award the contract in the best interest of the Town.
